1. Slab Rules
Once the project is added & legal entity is tagged, you have to set the slab rules as per the set brokerage. Once the rules are added, the brokerage will be automatically calculated as per different sources & the invoices will be raised accordingly. The rules can be set in both retrospective & prospective manner along with various criteria including the percentage or fixed value on the basis of total units sold, area, or amount.
2. Steps to Create a Slab Rule
I. Login to the mandates & click on the ‘Edit’ against the respective mandate.
II. Navigate to the respective project & then scroll down to the last section ‘Service Fee Settings & Slab Rules’. This section is present below the ‘Lead Flow Logic Details’.
III. Click on the ‘Add New Rule’ option on the left.
IV. Add all the details in the pop-up.
V. Once everything is added, click on the ‘Save’ button to save the slab rule.
2.1. Slab Creation Fields
i. Predefined rules: Select if you have any predefined rules set. It will automatically populate all the data except the lead category, start date, & end date.
ii. Lead category: Select lead category from online, offline, CP, referral, direct_walkin, & others.
iii. Slab metrics
iv. Start date: It is the start date for booking done (it doesn’t count lead creation).
v. End date: It is the end date for booking done (it doesn’t count lead creation).
vi. Prospective/Retrospective:
- Select prospective for billing based on a predetermined, fixed amount.
- Select retrospective for billing based on incremental order.
2.2. Slab metrics
i. Service for Metric Base:
- Percentage of the sale value
- Fixed multiple of area value
- Fixed value
ii. Service Fee Metric Value: Add the number with respect to the selected metric base.
iii. Slab Base:
- Number of units
- Area
- Amount
iv. Minimum: Least value for selected slab base.
v. Maximum: Highest value for selected slab base.
3. Uploading ‘Rulebook Document’
You can upload the rulebook document as a reference for setting up any further slab rules.
I. Login to the mandates & click on the ‘Edit’ against the respective mandate.
II. Navigate to the respective project & then scroll down to the last section ‘Service Fee Settings & Slab Rules’. This section is present below the ‘Lead Flow Logic Details’.
III. Click on the ‘Add Another Rulebook Document’ option on the left.
IV. Select the rulebook document from your system. It supports pdf, doc, excel, ppt, jpeg, & png formats.
4. Default Allocation
Set default allocation on each project. A set service fee ‘percentage’ will be given to the respective user added in default allocation.
Steps to set default allocation
I. Login to the mandates, & click on ‘Edit’ against the respective mandate.
II. Navigate to the respective project & then scroll down to the ‘Default Allocation’ section below Service Fee Settings & Slab Rules.
III. Search or select the user and add their fee share.
Note: - You can add 1 or more users to the fee allocation. - You can search by name, email, or phone number for adding them to fee allocation. |
Alternatively, you can also remove any user from fee allocation by clicking on the ‘Remove’ button against the particular user.
5. Things to Know
I. While creating the invoice, the brokerage is finalized as per the slab rules defined in the mandate panel.
II. The option to create a slab rule will only be visible to the user having a finance role or to the assignment owner.
III. You can add one or more metrics for every slab rule.
IV. The slab rule will only be applicable to the booking closed within the set ‘Start Date’ & ‘End Date’.
V. Start and end date range is not for ‘Lead Creation’.
VI. Once you have created a slab rule, it will start reflecting in the pre-defined rules within the same project.
VII. You cannot create the slab rule of the same metrics for the same lead category.
